A neutral guide to what a mortgage broker may do, what they may not cover, how the process works, and what to check before sharing your financial information.

General information · not a broker referral

What a broker may do

  • Help organise a mortgage application
  • Discuss goals, income, debts, deposit, equity, and timing
  • Compare options available within their lender scope
  • Explain conditions, costs, structure, and next steps
  • Communicate with lenders on your behalf

What a broker cannot promise

  • Approval or a particular borrowing amount
  • Access to every lender or product
  • The lowest rate in every circumstance
  • That refinancing will save money after all costs
  • That a recommendation is suitable without understanding your situation
