Treat it as a working position
Read the amount, expiry, assumptions, outstanding documents, lender conditions, and property exclusions. Pre-approval helps set a search range; it does not approve every property or lock the outcome against later changes.
Match the property to the lender
Once you find a property, provide the sale and purchase agreement and any requested title, LIM, building, insurance, body-corporate, valuation, or construction information. Property-specific evidence can change the amount or terms.
Protect the condition period
Write down finance, valuation, insurance, building, title, and other deadlines. Ask the lender, lawyer, inspector, and insurer whether the proposed dates are workable before signing or letting a condition expire.
Keep circumstances current
Report changes to income, employment, debts, deposit, purchase price, property, or household commitments. A new assessment may be needed before the loan is documented and settled.
Confirm the final handoff
Before settlement, check the written loan documents, interest rate and expiry, insurance evidence, cash contribution conditions, payment amount, settlement funds, and who confirms the old or new mortgage is registered.
