Gather the income, employment, commitments, and deposit evidence the lender or adviser needs before issuing a written pre-approval.

Bring the pieces of your deposit together and check timing with the relevant providers. The First Home Grant is closed to new applications; KiwiSaver withdrawal is a separate process.

Start with a working budget and search brief, then check whether a property fits your lending, insurance, and due-diligence pathway.

Have the agreement and proposed conditions reviewed before you sign. Conditional and unconditional offers carry different risks.

Once you have a property and agreement, the lender may need the documents that support this particular purchase and any conditions attached to it.

The purchase is not finished when the offer is accepted. Confirm the legal, insurance, ownership, and household handoffs.
